40R projects founder

The 40R project at Lincoln Park has apparently missed an important deadline set out in the permit that was issued last July. I wrote about the timeline requirement in this post. The deadline for submitting a proposal for Phase 2, which has to include housing, was May 1st. To my knowledge, that proposal has not been filed. The permit allows the town to seek relief in a number of ways, one of which is to ask the developer to convey a parcel to the town on which the town can build in order to provide housing. The issue in getting some sort of housing started is that the state Department of Housing and Community Development (DHCD) paid ...

... $350,000 to the town when this 40R project was approved. If the town cannot show progress on the project, the money must be repaid to DHCD. Projects are reviewed for compliance in November.
On the other proposed 40R project for Reed Road, it seems I was premature in stating that the application was going to DHCD. The interim Executive Administrator has not signed off on the application as yet. The holdup is that town agencies, such as the Smart Growth Committee, Planning Board, all other permitting officials, the Police Dept Traffic Unit, etc. have not had time to review and weigh in on the application. The Select Board will review the issue on Monday night. If you feel strongly one way or the other on the Reed Road project let your Select Board members know.

Bill it might be helpful to post email contact information for Select Board members. The last time I checked not all members had provided the info and some of it was incorrect.

THIS IS THE TIME TO PAY ATTENTION TO WHAT IS HAPPENING IN YOUR TOWN AND IN YOUR NEIGHBORHOOD IF YOU ARE UNFORTUNATE TO BE LIVING IN THE AREA OF REED RD./LINCOLN PARK, ESPECIALLY.

DARTMOUTH IS GOING THE WAY OF GREED AND GAIN FOR A FEW PEOPLE ONLY, WHO HAVE NO CONCERN FOR THE REST OF THE TOWN'S RESIDENTS.

UNLESS YOU ARE HAPPY TO SEE THE AREA AND MORE OF THE TOWN FALL PREY TO DEVELOPERS, THINK ABOUT COMING TO THE SELECT BOARD MEETING MONDAY NIGHT AND VOICING YOUR CONCERN. THIS IS YOUR TOWN THAT IS BEING PILLAGED.

The tax and spend crowd want this project. They are not thinking long term. Only how much they can collect in taxes. The developers and insiders definitely are not thinking long term. Greed is the order of the day for them.
Took a ride around town yesterday and we have enough development. I couldn't believe how much building has gone on in this town. Our schools are already at full capacity so what's next? New schools to handle the additional children these devlopments will bring? Or is that the plan? More kids equals more money for the schools. Is that why Lara Stone made sure she stepped in front of a senior board member to grab that spot on the smart growth committee? She has now backed out of it. Someone must have explained to her that it would be a bad political move and since the project will more than likely go through anyway, why chance it.

With the laws of MA. you can't stop the development. You can only hope and pray that the Developer is willing to work with you. If he decides to slap a 40B on the land the community is powerless. We have spent enough money on land preservation around these parts about 5 to 6 million upon my last check. Smart growth is what is needed for the future. Also the schools are overflowing because we closed 2 schools, remember? Also do not forget that we live under prop 2 1/2 which forces a community to turn to development to make ends meet. That is why prop 2 1/2 should be restructured to allow the community to hold developers at bay a little easier. Or simply changing to prop 3 1/2. That one percent increase would do wonders for community protection from developers and it would be a small price to pay keep our community from being overdeveloped.

This project is a nightmare for Dartmouth! More traffic, more kids in the schools, more pavement!

Changing to a prop 3 1/2% would only increase taxes and do NOTHING to stop 40b,r developments. Change the 40 b,r laws so that developers can't feed us their $#!^) sandwiches.

That is also an option ufortunately that is very unlikely. The developers have alot of influence in Boston. So prop 3.5 is the better option, gives us the community more control and our reliance upon development to make ends meet.

The absolute best option would be a prop 2 1/2 underride. Even in these economic hard times it has been proven that government spends way too much. Teachers are refusing $600k grants so you know they don't need more money. Grant writers don't write grants so they can be eliminated. The Youth Advocate puts pictures of naked kids linked to the town website, so he can be eliminated. This is just a start. It would be simple to reduce the increase in taxes each year by having an underride.
